KOYA
timber house

Following demolition of the existing property, a raft foundation was set out and poured. Our Kiwi site foreman Steve Head, bought all his experience to the project setting out the frames and ensuring that the structure was erected like clockwork. Our fabulous zinc roofing contractors did a superb job, as always.

Underfloor heating in the ground floor slab enabled sleek skirting radiators to be used at first floor. The client’s son-in-law worked seamlessly with the team on the electrical installation. N&P Joinery were commissioned to build and install a unique staircase leading up to the airy day/work studio between the bedroom suites.

The landscaping levels were altered to form a level threshold right across the rear of the property.

THE ENQUIRY

We met the clients for the first time at a Dorking Rugby Club sponsors evening.

THE BRIEF

As a retired architect, the client was keen to explore the options for the site. Once a new build was agreed upon, as the most practical, it was all about putting the vision into reality.

COSTING AND PLANNING

A timber frame was decided upon as the best way forward as this was the most cost effective way to obtain extremely high insulation values. The large open plan living area was positioned to make the most of the south facing plot.

“ A really enjoyable project and a great place to live. We got an A rating for the EPC which is better than expected. The team finished bang on time and £120 under budget.”
