The relevant part of the roof was stripped, existing dormer removed and the structure altered, the load being mainly transferred to a steel beam that was fitted 5 years earlier during the main construction.

A GRP balcony and a stainless steel and glass balustrade system was selected to maximise the view from inside or out, and aluminium bespoke doors with shaped side lights were fabricated to minimise frame and let in the maximum amount of light.

From start to finish, the work was carried out in 3 weeks.

THE ENQUIRY

The clients were existing customers, having employed Jaques Construction to re-furbish, extend, re-wire and re-plumb the newly purchased property in 2005.

THE BRIEF

When the 2005 extension was built, the
maximum amount of additional accommodation allowed by Planning was utilised. The dormer window fitted took in breath-taking views across the North Downs, and in 2010, following
Planning changes, the clients came back to us and asked if we could make even more of the view.

COSTING AND PLANNING

From previous experience, the client was happy to leave the design, Planning and construction up to us, and the fact that we still had the original drawings and structural calculation meant the whole process was straightforward and in-expensive.
